    What Moves Your Number

    Slab condition

    Cracks, pitting, spalling. Crack repair and patching typically adds $300–$700 depending on severity.

    Removing an old coating

    The single biggest add. Existing epoxy or sealer has to come off before we can install: $1.50–$3.00 per sq ft.

    DFW concrete, specifically

    A lot of slabs poured in this metro are high-PSI. Denser concrete is slower to diamond-grind and eats tooling — real labor cost. It's the reason national price calculators run low for Dallas.

    Moisture

    Slabs that test high need a vapor barrier before any coating goes down. Skipping this is why cheap floors bubble.

    Size and shape

    Small or cut-up spaces cost more per square foot than open ones — more edge work, less area to spread setup cost across.

    System choice

    Metallic is the premium tier — more material, more layers, hand-worked artistry. Flake is the value tier and still lasts 15–20 years when built right.

    The resin is a minority of the cost. Prep and labor are the majority. Rough industry shares for a professionally installed coated floor:

    Surface prep (diamond grind + crack chase)

    30–45%

    The largest single share of a real coated-floor cost. Labor and consumable diamonds, not material.

    Crack, spall & joint repair

    5–10%

    Polyurea or epoxy-slurry fills. Bad slabs push this higher.

    Moisture mitigation (only if needed)

    0–15%

    A vapor-barrier primer coat when calcium-chloride or RH testing comes back high.

    Base coat resin

    10–15%

    The pigmented epoxy or polyaspartic base — where most people think the cost lives. It isn't.

    Broadcast media or metallic pigment

    Not every space uses the same chemistry. Outdoor and wet spaces need UV-stable and slip-modified systems, which cost more per square foot than a closed garage.

    Three Ways a Quote Gets Bigger

    These are the three most common mid-job change orders in this trade. A good contractor prices them as conditionals up front so nothing is a surprise.

    Undiscovered moisture

    A slab that looks dry can still push vapor. A calcium-chloride or in-situ RH test up front — before the coating is priced — is how a good contractor avoids surprise bubbling and a mid-job change order. If it tests high, a vapor-barrier primer is the fix; that cost should be quoted as a conditional line, not sprung on you later.

    An old coating found mid-grind

    Sealer, densifier, or a previous epoxy layer often isn't visible until the diamonds hit it. Removal doubles prep time and eats tooling. Ask before signing what happens if an existing coating turns up — a fair answer is a documented per-sq-ft add, not an open-ended day rate.

    Slab damage revealed once the surface opens

    Grinding pulls back the top laitance and exposes cracks, delaminations, and spall the naked eye missed. Reputable installers walk the slab with you before starting, mark suspect areas, and price repair against a schedule of unit rates — so the number changes predictably, not arbitrarily.
